Yeah, so it looks like you're trying to create an email template with the same name as one you already created. You can't have 2 with the same name - just like the university can't have 2 students with the same ID.
But you're real problem is the Investment Potential field not showing up, right?
You were supposed to create that field in Steps 25-29. So either you skipped those steps or, more likely, you probably clicked Next, Next too fast - remember Max said to do them slowly? You have to pause to let the pages you are skipping fully load and execute their code. That code turns on the visibility of the field so it can be seen by other parts of Salesforce like the email template part. If the visibility didn't get turned on, then the field is there in the object, but it can't be seen or used by other parts of Salesforce.
To fix this, go back to Setup > Object Manager > Leads and click on Fields & Relationships. If you see Investment Potential, just delete it and click New and follow Stesp 25-29 to remake it but in Step 29, click Next and then wait for the page to fully load and then click Next and wait for that one too and then click Save, ok?
Then it should show up properly in Steps 40-43 when you make the tempalte.
